New York Home Inspection Checklist for Buyers

A home inspection is one of the most useful steps in a New York real estate purchase. The goal is not to make the house look perfect or imperfect. The goal is to understand visible conditions, repair priorities, safety concerns, and maintenance items before you move forward.

Before the inspection

  • Confirm the property address, unit number, and access instructions.
  • Ask whether utilities will be on.
  • Review the seller disclosure if available.
  • Prepare questions about age, repairs, moisture, renovations, or systems.

Major areas usually reviewed

  • Roof and visible exterior components
  • Foundation, basement, crawl space, and attic where accessible
  • Electrical, plumbing, heating, and cooling systems
  • Interior rooms, windows, doors, stairs, and safety items
  • Garage, grading, drainage, and visible moisture concerns

After the inspection

Read the full report, review photos carefully, and separate urgent safety or major repair concerns from routine maintenance. If needed, ask qualified contractors for estimates before making decisions.

Before the inspection

  • Confirm the inspection deadline with your attorney and agent
  • Share the address, listing, property type, and known access instructions
  • Ask whether the utilities will be on and accessible
  • Request termite or other optional inspections in advance
  • Prepare questions about renovations, leaks, equipment, or seller disclosures

During the inspection

When possible, attend at least the final portion. Pay attention to major shutoffs, electrical service, heating and cooling equipment, moisture concerns, roof and drainage observations, and safety items. Let the inspector work through the property methodically, then ask for clarification and priorities.

After receiving the report

Read the complete report rather than only the summary. Separate immediate safety concerns from maintenance and improvement suggestions. Obtain additional evaluations where the report recommends a qualified contractor, engineer, electrician, plumber, roofer, chimney specialist, or pest professional.

The report is information for the buyer. Contract demands, credits, repairs, and closing decisions should be discussed with the buyer’s attorney and real estate professional.

What should buyers bring?

Comfortable shoes, a phone for notes, and a list of questions are usually enough. Avoid bringing young children or a large group if it would make it difficult to move safely through the property.
