NYC Condo & Co-op Inspection
A condo or co-op inspection in New York City helps a buyer understand the visible condition of the unit before closing. Even when the building maintains common systems, the buyer may still be responsible for fixtures, appliances, interior plumbing or electrical components, HVAC equipment, windows, and finishes inside the unit.
Schedule a condo or co-op inspection
Send the building address, unit type, approximate size, and preferred timing. We will confirm the inspection scope, estimated fee, and available appointment times.
What we inspect inside the unit
- Visible plumbing fixtures, supply and drainage concerns, leaks, and water pressure
- Electrical panel when accessible, outlets, GFCI protection, and visible safety concerns
- Heating and cooling equipment serving the unit
- Windows, doors, floors, walls, ceilings, and signs of moisture intrusion
- Kitchen and bathroom components and built-in appliances when included in the agreed scope
- Accessible balconies, terraces, storage, or other unit-related areas when applicable
What may be the building’s responsibility?
Roofing, façades, elevators, central boilers, common electrical systems, and other shared components may be controlled by the condo association, co-op corporation, or building management. Access and responsibility vary by property. Buyers should also review board documents, alteration history, maintenance records, financials, insurance, and known building projects with their attorney and agent.
Inspection cost and timing
Homexpert’s online estimate currently starts at $320 for a condo or co-op, subject to unit size, location, access, scope, and optional services. Schedule as soon as practical after your offer is accepted and coordinate building access in advance.
